Frankly, I think that putting 50% of a household's income over 20 years to pay for its "roof" is a maximum ... that no one should reasonably exceed.

For example with a household that enters 3000 € per month: 1500 * 12 * 20 = 360 000 € Credit price included! At 4.5% it's a home to what? 250 000 € approx?

What can we be at 33%? Well it would 240 000 ...

Here talking about these famous 33% I just have fun ...

I believe that this law is designed to impoverish people and maintain the banking system ... which is neither more nor less than a form of modern slavery and transfer of funds to a minority.

Concrete comparative example, I calculated the interest on what remains to repay ... (correct me if jme goure):

Rate: 3,8%
Ready: 250 000 €
Monthly payment: 1500 €
Duration: 24 years
Final total cost: 360 778 €


"Fictitious" term of the same loan for a 0-rate loan: 13.89 years ...

Same example but refunding that 1000 €

Rate: 3,8%
Ready: 250 000 €
Monthly payment: 1000 €
Duration: 44 years !!!
Final total cost: 462 852 €


"Fictitious" term of the same loan for a 0-rate loan: 20.83 years ...

Conclusion: thus repaying from 1500 to 1000 € or 500 € less per month in the end it would cost: 103 € more and 000 years of credit more ... All this for ... the "system" ...

And 1000 € to 33% it is already a revenue of 3000 € per household which is, I think, not bad on average ...This law 33% is so a good joke ... and I'm not talking about the devaluation and inflation that create credits

By cons for the house, We did not go out too bad ...
Purchased 90 000 € on 15 years at a rate of 4.5% excluding insurance.
It was not bad at the time, a slightly morose period before the year 2000 and before the speculative outbreak of which we speak.

That makes me refunds of 625 € and a total cost, hopefully 112 000 € is 25% more ...

But the future is not rosy, social plan in sight in my box, with perhaps its closure, the job of my wife who is endangered, replaced by sophisticated machines (medical analysis).

For now, we hold on, do not let go. : Mrgreen:

Here are the reasonable credit costs I find!

You're still lucky to find a house less than 100 000 €!

Well done! (all my friends who bought an apartment in Strasbourg did so around 2000-2002 ... before the "madness")

ps: hey shit I do not find the same numbers as you with my spreadsheet ... would there be an error in my calculations?

I have this:
4,5% rate
90000 Loan
625 monthly installment
21 Duration
Total cost 131450 €

Ah, maybe you had something for the credit?

the prices, the credit terms, the loan conditions were correct there is a XNUMMany years, the wages were in correspondence with the price of the real estate, the duration of the credits also.

Today bullshit prevails in all areas
and the real problem those are the rushing sheep
without thinking in the system, I would not waste my time
to try to convince them !!!

OK, we'll all live in caves or under bridges.
Sorry to draw your attention to a detail! When you look for a roof, after a while, you have no choice but to bend to market prices! Unless you fall on the rare pearl and the qualifier indicates it is RARE !!!!
So don't judge the "sheep" too quickly !!!

I think he spoke for the purchase ... real estate at a price of crazy with credit to 30 or 40 years (it was proposed to my sister that is still in Strasbourg!)
