Low cost RT2020 new house project

Hello everyone,

Do you have any leads, ideas, advice on materials to use, plans; manufacturers to build a cheap house, with good energy performance (RT2020) and not too ugly to facilitate a possible resale.

I would like mainly solar thermal heating like Christophe with a wood supplement.

It has to look more or less traditional (reassuring) while being "low cost"

I am considering a budget of 50K to 100K and an area of ​​100m².

One of the black spots seems to be the foundations already.
A masonry house is heavy and I think the foundations / earthworks must be substantial, due to the weight of the materials.
I have already made inquiries with a local traditional builder and given the land which has backfill areas and is in a flood zone *, the foundations / earthworks are already around € 50. : Shock:
* floodable on paper because it's never been flooded with life. it was basements that were flooded, never the surface. the land is a few hundred meters from a river.

Can we not build light and without foundation or almost?

The same for the roof, what would be the lightest and the cheapest?

mea culpa, it is the additional cost of foundations on backfilled and floodable land that I know, it is 10 €
and not € 50 in total for this position : Shock:

A lot of characteristics are legally constrained, which decreases the possibilities of choice. Thus, tiled roofs are heavy and expensive, whereas a steel deck with (or not) an insulated soffit would be a good technical solution.The specifications vary, however, depending on the department and the greater or lesser proximity to historical monuments.
The alternative techniques allowing to do without foundations (or something else classic) are often overpriced; to check before rushing ...

and with a small additional storage in a well thermally insulated tank but not inter-seasonal storage, in my opinion too expensive given the terrain.
So an additional heat pump is also a good idea.

I inquired this morning for pile foundations.
it costs the additional cost that conventional foundations would cost me because of the backfilling of the land.
so already there I win the prize for classic foundations at no extra cost.

The ideal on these piles is to make a wooden frame house.
With these piles we can do tradi but it actually costs more than traditional foundations in this case.
So go for a MOB, it'll remind me of my youth. : Lol:

I have to find out precisely, I believe that I am at the outer limit of a classified area (more than 500m), so a priori I do what I want, EXCEPT that the town hall is conservative and it has a say .
I heard that the cubes, she does not like ....

A large part of the French population lives in a flood zone. A flood zone does not mean an often flooded zone!

If applicable, there is a PPI (special intervention plan) which must be put in place by the prefecture and construction guidelines for each type of land.
We must still remain fairly vigilant nowadays, because land pressure tends to facilitate the granting of building permits which in other times would not have been accepted.
Consult the history of natural disasters, look at the distance that separates you from a hydrological basin (river bed, swamp), possible land movements etc ...

You don't need heating, you just need to take the Tata house and “passivate” it with an ITE for a relatively modest additional cost.

The thermal panels will be useless in winter if you pump water at 12 °, the additional tank either.

Rather ask the opinion of a heating engineer who knows his job, before drawing plans from the hat. : Wink:
