An “eco-friendly” house to train in renovation

House E is an ideal renovation site. Set up by Afpa, this first training-site aims to renovate a house to optimize its sustainable and ecological character, while training 45 professionals in different eco-construction techniques.

How to meet the requirements in terms of sustainable development while training building professionals in eco-construction techniques? “House E”, which is both a renovation site and a training ground for 45 building trainees, is trying to take up this challenge. Afpa (Association for the vocational training of adults) launched this project to help building professionals to meet the requirements of the Grenelle of the environment and meet the objectives of the European Union, which requires reducing the consumption of energy and greenhouse gas emissions by 20% and bringing the share of new energies to 20% by 2020.

"The debate has focused a lot on new construction, but we also need to shine a spotlight on renovation," says Pierre Boissier, director general of the Afpa, who launched this "eco-friendly" renovation project. that is to say economical and ecological. Based on the observation that 20 million French dwellings should be renovated by 2050, which represents 500 billion euros of work, Afpa, in partnership in particular with the French Building Federation (FFB) and the organization of energy performance Promodul, wants to show in this site the example of the works which could be carried out using eco-construction techniques, to pass from the quasi status of thermal wreck to that of building of class A or B whose energy bill will be greatly reduced.

A question of culture

"Regarding the Grenelle of the environment, we are not yet fully in the action but rather in the observation," said Didier Ridoret, president of the FFB. "The scope of the work to be carried out is enormous and that is why we must help our members to respond to this market". According to him, the first obstacle is "a question of culture. Entrepreneurs are asked to bring about a cultural change in their businesses: they must show clients a global vision of the energy improvement of their accommodation, and no longer just the only improvement concerning their particular skills ”.

House E, property of the Public Planning and Construction Office (Opac) of Val-de-Marne, is located in Choisy-le-Roi (94) and intended to become social housing. It is an 85 m² pavilion on two levels, the renovation of which by the 45 Afpa trainees will start in July and end in October. Heated floors, natural lighting, water recovery and saving systems ... the works, worth around 33.000 euros, will promote sustainable construction and the HQE approach, energy savings, use of renewable energies, the use of eco-construction materials and accessibility for the disabled. The return on investment is estimated at 14 years, and the energy bill (heating, hot water, sanitary) should drop from 1.251 euros per year currently to 550 euros per year once the renovation is complete.

The works and equipment to be carried out in House E

Streamline the distribution of rooms in the accommodation:
- Group technical parts
- Position the service parts in the coldest areas
- Superimpose the stairwells
- Create skylights to benefit from the natural lighting of technical rooms
- Protect the entrance and part of the north facade with a small veranda

Combine the following technical combinations:
- Walls: thermal insulation with mineral wool (R = 2,35)
- Ceiling: insulation on the underside of the attic with mineral wool (R = 6)
- Low Temperature Heating Floor on the ground floor with an incompressible insulator (R = 2)
- Exterior joinery with insulating glass (Uw = 1,6)
- Mixed wall-mounted condensing boiler for Low Temperature Heating Floor in the DRC and very emissive radiators upstairs
- VMC (controlled mechanical ventilation) high efficiency double flow
- Programmer
- Thermostatic valves on the floor
- Combined Solar System (SSC) for domestic hot water (CESI)
- Rainwater recovery for toilets, washing machines and outside
