Renovation in Brest: relevant bouquet of works

by Tinevez » 20/08/13, 18:05

Hello,

I read a lot forum and I’m finally writing today.

I live in Brest ("Brest even") in a stone house dating from 1930.

The house, which is 90m2 on the ground, has 3 levels:
- a "semi-underground cellar", habitable / inhabited (fairly low ceiling, humidity, on the other hand correct light). The ground at this level is roughly 70 cm below ground level.
- a main level, which has no bedroom (living room, living room, dining room, kitchen, bathroom)
- a "converted attic" level, which has 3 bedrooms and a second bathroom

The roof is simple (2 symmetrical sides, inclined at 45 °) the exposure of the roof is almost due south / due north, covered with slate.

The north wall has 4 windows and the front door, the south wall has 4 windows. The east wall is covered with slate, the west wall is the simplest: no window or slate.

The roof is very poorly insulated: glass wool which does not seem too tightly packed, but which has been laid by non-professionals and especially not uniformly (some places in its sound totally lacking a priori ...)

No other insulation, apart from basic insulation of the floors (nothing on the walls, therefore).

However, the windows are double glazed PVC.

Heating with a recent condensing boiler (end of 2007), but no radiator at the top level.

No VMC, nor other (simple "natural" ventilation)

So, we imagine carrying out work to choose from:
- attic insulation (on the attic ceiling)
- insulation of the crawlers (problem: the thickness between the panels and the roof is small: 20 cm)
- insulation of the space at the ends of the roof (above the main level and at the level of the placos to the north and south of the attic rooms)
- insulation of the walls from the outside (North façade in priority?)
- install radiators in the upper level which does not have them
- install a solar water heater
- install a small pellet stove (in which case we will not install radiators at the top
- installation of a hygro B single flow CMV

The goal is to gain thermal comfort and hygro comfort.

Our bills are already low, which results from the fact that we heat the living room to 17 ° in winter (which gives roughly 12 ° -14 ° in the upstairs bedrooms, but with a good duvet it works).

The goal is to keep the 17 ° -18 ° in the main level, but that the top is rather at 15 ° -16 ° than 12 °.

As we are in the middle of August we do not have a quote yet, just full of quotation with quote to submit in mid September.

Our goal is that the work be done before next winter.

(as you can see in my other post, the fact of being interested in the energy of my house made me discover an overconsumption or electric overcharging, which I try to regulate in parallel)

I have advanced on my project

The most important and the most complex:
1 / choice of materials
2 / how to isolate the "ravals" the part behind my placos.
3 / insufflation or removal of the paneling and "clean" installation (with vapor barrier, etc.)

Do you know myral and its neoprene insulation? It's good?

In your opinion, can this become "induced works"? (from a PTZ viewpoint)

Do you know http://www.nevenergie.com/solutions-hab ... sanitaire/ ?

I give up this option for now

It is clear that I do, but still no specialist quote and I do not want to involve non-specialists ...

Hi neighbor

i don't have too much time so i will make short answers, sorry,
but I would take the time to answer the questions that follow a little more.

So :

1) materials: rather "ecological" or not at all?
effective in summer too or not at all?
tax credits or PTZ or eco-loan? (if yes compliance with the minimum r coefficient mandatory)

In the end I really like the straw and the blown cellulose wadding :) ... efficient and cheapest on the market (effective in winter and summer not like ldv;))

2. and 3) insulation means having both insulating materials AND air control.
(pressure issue from inside to outside, if there are holes the pressure will push the air through the holes ...)

not know, what qualifies the efficiency of an insulator is its lambda coefficient (search for the lowest possible) and its density (the denser it is the more phase there is in bulk)

??? yes if you break the radiator with a spatula, or with a trowel;) ... otherwise I doubt it very much ....

no, others can advise you if you make a subject in the appropriate section I think;) ... cf solar energy cesi etc ...

You also have the option of a pellet hydro stove with suddenly heating up when you heat with your stove ...

But if you have put what is necessary in isolation and treated the subject of the holes well, I can guarantee you that you will gain at least 2 to 3 ° c without doing anything else ...

A simple flow is the childhood of art no need for a specialist to mount one, the rules are simple and within the reach of any good handyman ...
the hygro is simply a hygrometric cell with its small control card housed in the mouth, when the hygrometry exceeds a certain level set by the user (a simple blow of the screwdriver on a knob) it activates the vmc .. . the mouth must be placed at the highest and no sheath that goes down, and we avoid the "S" apart from that there is the choice of power ...
Personally, if no vmc and it works well (that you have no humidity problem), I do not see how you will gain anything by pausing a single flow vmc .... you will spent money on electricity so as not to have an advantage, or else I missed a tip ...

At worst you can put a hygro in the bathroom to see the toilet ..... and even with a double flow vmc it is highly recommended to ventilate the house with all windows open at least 10 minn per day .... Hence my remark that if at the moment you have no inconvenience due to the absence of vmc, it is not by taking one that it will change something ....

except in the case of double flow, but you have to think about modifying the window and door if they (and it should normally) have ventilation.

see you
