In different threads, the question of heating, and in particular of the "profitability" of such and such a solution rather than another are mentioned ...

It is rather a TRI (return on investment time).

Most - if not all - people calculate by taking into account:

- investments

- consumption over a period corresponding to the life of the equipment, with average rates of increase more or less easy to guess (in fact, rather difficult!).

From now on, with the DPE, it will become increasingly necessary to evaluate the impact on the value of the property.

According to this article in Le Monde, "thermal strainers" are already subject to a discount of up to 18%!

And, in my opinion, this will only get worse, as energy costs increase! I had mentioned this question several times, but I did not have any figures ...

So, the pendulum will rock much more drastically on the side of the insulation! Even if the bills are sometimes high (for ITEs in particular), they risk being (virtually) paid for by the value increase of the good.

Notaries have calculated the impact of the energy performance of a property on its selling price.
In a difficult real estate market, where buyers are waiting, the "green value" of housing becomes a key element of the bargain. The Dinamic Association, an emanation of the Higher Council of Notaries and the Paris Chamber of Notaries, measured the impact of the energy performance of a property on its selling price.

For this, the association has selected properties of the same typology sold in 2014 and then compared the price difference according to the energy label, taking as a base a property displaying a label D, rather average and the most widespread according to the notaries . One caveat however, the sometimes small size of the samples requires taking these results with caution.

Lower discount for apartments

For the record, the 2011 energy performance diagnostic, which is mandatory from XNUMX, indicates the annual energy consumption of the dwelling on a scale ranging from A (low consumption) to G (high consumption). Clearly, it allows to know if the housing is a "colander" thermal or on the contrary thrifty.

The result of the study is without appeal. For homes, the discount, which varies by region, ranges from 5% to 18% for goods with the lowest rating (F or G), compared to the D label. In Brittany, for example, a house with a F or G label sells 13% cheaper.

For apartments, the impact is slightly less (from 2% to 14%, depending on the region). On the other hand, the best students (house displaying an AB label) sell from 5% to 12% more expensive.

In general, it is more interesting to isolate than to invest in heating.
The return on investment is not always guaranteed, but we must also take into account the comfort provided by a house well / better isolated.

Hers! The elbow grease to set up an ITE by doing the work all or part yourself, greatly helps to tip the balance in favor of insulation work.

And indeed, "the gain in value of the good" which results from it makes that we are fivefold winners:

- the amount spent (approx. € 5'000.— to € 6'000.— for materials for a house of about 150 m2 - roof insulation included - protective equipment and the purchase of a small scaffolding: low budget price) means that the amount will "pay off" in just a few heating seasons. (only 3 or 4 years for annual heating costs between 1 and 500.—!)

- the value of real estate will rise.

- isolating will relieve the existing heating system which will only need to operate at very low speed, in principle simply for the supply of DHW (and thus drastically reduce the risk of breakdown and maintenance costs .)

- the long-term renewal of such installations may be replaced by much smaller units, at much lower cost and depreciation.

- it is often at retirement age that one is led to make such investments when one no longer has sufficient funds to do so. It's cruel. A good ITE made in time can guard against this type of end ... And have more chance to spend his old days peaceful, and comfortably installed without worry. (Since the increase in energy costs is also especially felt at this time). And for those who receive social assistance, they can use it advantageously for other purposes (because the helpers do not always pay everything and for all the amounts.)

And it's "a citizen act", since it contributes to the energy independence of his country!

But especially in view of "all electric" heating installations, insulation is favorable to the load factor and therefore favorable to the installation of renewable energies ...
